Am I required to make my property available to Section 8?
No you are not. In fact, we will not place a section 8 tenant in any home we manage.
Are you licensed?
Yes. We are licensed by the State of Indiana as property managers and real estate agents
Can I reach you after hours?
We will accept after hours calls by appointment if needed, or for emergencies.
Can you put the money directly into my account?
Absolutely, we use direct deposit to get you your funds quickly.
Do I get to see the lease or sign it?
You will receive a copy of the lease agreement, once it has been countersigned by one of our property managers.
Do you sell real estate too?
Yes we do sell real estate too! In fact, we are experts in the Fort Wayne investor market. We are ready to find your next income property, or even a home of your own to live in.
How and when do I get my checks?
We will send you rent income by the 10th or next business day following the 10th. If you are on direct deposit the payments normally takes only 1 to 2 business days to post to your account. If you choose to be paid by check, it may take an additional 5 business days to arrive.
How is rent collection handled?
Rent is due to the 1st of the month. Our tenants have many ways to pay including automatic deposit, payment voucher at participating convenience stores, mail and by overnight drop box. We do not accept cash or checks.
How long of a lease do you sign?
Typically our leases are 12 to 24 months. We have some that are shorter or even longer. We always try to get you the longest lease term possible, given the specifics of the situation.
How much security deposit do you charge the tenant?
In general we charge $100 less that one month’s rent payment. This is so that tenant never confuse their security deposit with the last month’s rent. In some cases, we may require higher deposit amount or even 1st and last month’s rent.
How soon can you start managing my property?
We can start managing your property immediately, even if it is not rent ready. We have all the resources to address any and all pre-lease maintenance and repair issues.
What type of properties do you manage?
Primarily we manage nicer single family homes, multi-family homes and condominiums in Fort Wayne.
What type of reports do I get and how often?
We provide owners with an easy to understand Monthly Owner’s Statement and Year End Cash Flow Statement. Upon request we can also provide a rent roll and many other reports.
Who holds the tenant security deposit?
We hold the tenant security deposit in a non-interest bearing trust account.
